Do you accept Section 8?
The South Hadley Authority does not administer a Section 8 program at this time.
What do I need to do to be put on the wait list?
The first step in the process is to fill out an application and submit it with all required documents; legible copies of social security (SS) cards and picture ID’s for all applicants 18 and over and birth certificates for each member of the household. For elderly/disabled applicants only; current income verification documentation for each individual with income sources, current paystubs, pension verification, SS verification as well as the last three months of bank statements for each account.
How long is your wait list?
The elderly / non-elderly disabled list is estimated to be 1 year or longer. The family waiting list is currently 10+ years.
What are your hours of Operation?
8:00a.m. – 4:00p.m. Monday-Friday
How is my rent calculated?
For Chapter 667 elderly / non elderly housing 30 % of the adjusted gross income, (Gross income after any applicable deductions) and for 705 family housing; 27% of the adjusted gross income.
I own a house but will be selling it soon. Can I still apply for housing?

At what age do I qualify for an elderly housing application?

Do you have handicap accessible units?
Yes. Lathrop Village has 4 handicapped accessible units and Abbey Lane has 1 three (3) bedroom handicapped accessible unit.
How long can someone (family/friends) stay in my apartment with me?
No more than 21 days in any nine month period.
How many bedrooms in each apartment?
Elderly/Non-elderly Disabled: 1BR | Families: 2, 3, and 4 bedrooms depending on size of family.
Are utilities included?
Utilities are included in the rent for the elderly/non-elderly disabled program. Tenants are responsible for telephone and cable services. In the 705 family program at Abbey Lane the tenants are responsible for electricity and heat.
I am not elderly, can I still apply?
Yes, anyone can apply. Eligibility is determined based upon the programs offered.
Can I have a pet?
Elderly/Non-elderly Disabled: Yes. One pet only and it must be under 40 pounds. A $160 pet deposit is due at lease signing. | Families: No.
Do you have any vacant apartments?
Apartments are filled from a waiting list. You must apply and be put on the waiting list. You will be contacted once an apartment becomes available.
How long is the waiting list?
Elderly South Hadley Residents: 6-12 months. The wait will be longer if an applicant can only accept a first floor apartment. Non-Elderly/Disabled: 12 months + Family: 10-15 years
